Hello! I'm JoAnn...aka Uniquely Dutton
My mission is simple: to bring ease and joy into home projects and repairs. I am a licensed general contractor, now extending my professional experience to the Conejo Valley community and surrounding areas by focusing on smaller scale residential services.
I offer a level of oversight and problem solving that goes beyond basic maintenance, providing a resourceful approach to every task. My goal is to use my background in complex construction and design to handle your home projects with ingenuity, precision and technical expertise.

Multi-faceted for Every Endeavor
With decades of experience and a diverse background in construction/fabrication of zoological habitats, outdoor residential spaces, garden design and large scale art, I'm transitioning into giving more focus to the latter and expanding my creative expression of fine art.
However, I'm not ready to completely abandon the love I have in utilizing my many other varied skill sets, which is why I'm excited about helping people with their smaller home projects.

Unique Work-Around Solutions
With many areas of various home repairs, you’re often encouraged or flat out told by contractors that the only fix is a totally new replacement or rebuild of what’s being addressed. In some cases, this may be entirely accurate and, if within your budget, advisable. With good reason and to keep their businesses profitable, this is generally the only avenue recommended by experienced contractors.
This is when the overwhelm begins, as it can be a big investment to consider or simply not be possible financially.
Handymen do much to step in here with what they consider temporary remedies, but all handymen are not created equal. Many have solid basic skills in multiple areas of construction, but they still have the mindset of the new build contractor. They repair with the idea they are filling a gap until which time there will be a completely new replacement or rebuild. Aesthetics and long standing durability are overlooked, cast aside or simply not a part of their wheel house.
They may be sincere in providing an expedient and more cost effective solution for the interim and simultaneously advising you their service may be required again until that time...but they don't often possess or bring forth the ability to find a long term, beautifully delivered solution utilizing the existing resources.
I’m the exception to that norm. In addition to my extensive work background and life journey, my innovative thinking is inherent to me, and I look forward to the ways in which I can use it to help you.

After watching my sister navigate the overwhelming task of maintaining a home alone following years of caregiving for her husband with Alzheimers, I realized how vulnerable even the most capable people can become when facing home repairs.
I saw a clear need for a trusted professional who brings not only technical mastery but also compassion, honesty, and a protective eye to the process. Having raised three children on my own as a single mother, combined with decades of specialized construction experience, has gifted me with the resourceful ingenuity and technical skill to troubleshoot with+ empathy and integrity.
I am here to be the advocate and expert you can rely on, ensuring you are never overcharged or under-served in an industry that can often feel intimidating.

Trusting the Process
My services are available to everyone, however I'm particularly helpful to those who are stuck in overwhelm in knowing how to proceed with some of the projects around their home.
This is where I can lend insight and steps forward. I work with you and your budget in prioritizing things as well as efficiency and innovation to achieve far more than you might imagine.
It’s frequent that the smallest of tasks, including simple honey-do’s, create the biggest roadblock in a person’s mind, thereby prolonging the pleasure of ease and comfort. Instead, they continue to persistently occupy one’s thoughts.
I find joy in being able to assist with the exhale of a client’s concerns as well as with their enthusiasm toward a new creative project.

True Value Rates
For smaller tasks, I'll provide you with a quote determined by an hourly rate. If it takes me less time, which I'll always strive for, then you'll receive a commensurate deduction on the invoice. If it takes longer, the extra time is on me. You'll never pay more than the price we agreed upon.
For larger projects that draw on my professional history in construction and my license as a General Contractor, I provide a lump sum estimate. These projects are bid based on the total scope of work. The only time a price will vary is if the scope is amended, in which case I'll provide a change order for your approval first.
My goal is to provide a clear, upfront cost, so you know what you're paying for from the start.
Very importantly, while I may share creative ideas, I'll never encourage you to add anything to a project that isn't truly necessary.
